RENTING A VILLA – Frequently Asked Questions
The following are our policies when renting a Villa through Shannon Beston Properties. Our policies are in place to ensure that we can provide you with the luxury, comfortable, amenities you desire to make your vacation a memorable one.
VILLA SERVICES: Villa services can vary, the norm includes; a cook, houseman and housekeeping.
- Cook: prepares 2 meals per day, either breakfast and lunch or breakfast and dinner. She will do all shopping, preparation, serving and clean up. You pay just the cost of food and beverages.
- Houseman: the houseman is butler/concierge. He can make & serve drinks, helps serve meals and can make reservations for dinner, plan tours and cruises or call for a taxi.
- Housekeeping: this includes all general cleaning and linens. Some villas have limited service and/or offer meal or full cook service as an option at an extra charge.
- STAFF: Staff schedules are daily except Sundays and national holidays (service is sometimes available on these days as well however there is an extra charge). The staff schedule is approx 8 hours per day. The cook and houseman will probably arrive early to prepare breakfast, then leave and return later to prepare and serve dinner. Please ask if you want have questions or special requests for service. The maid will arrive at 8 or 9 am and work around your lifestyle – if you like to sleep late she will wait for you to wake up.
- MEAL SERVICE: the villa will provide a menu, meals should be planned family style, with all guests having the same entrée and eating at the same time. You will be presented with receipts for all food and beverages, please pay the staff with cash or travelers checks. Upon arrival please give the staff approx $200 - $300USD for purchases. You will be sent a “Guest Arrival Information” page to fill out prior to arrival. Please advise all items you want stocked in the property for your arrival.
RATES: include the staff, they do not include the cost of food and beverages or gratuities.
- Winter/High season: November 1- April 30
- Summer/Low season: May 1- October 31
- Peak/Christmas: December 18- January 7 (depending)
The dates may change depending on how the holidays fall or the individual villa. ARRIVAL & DEPARTURE: we will send you pre-arrival information for the property you are going to and general information for Puerto Vallarta. We can arrange an airport pick up for you, and will provide information for taking a taxi. Check out is usually 11am and check in 3pm however we will always try to accommodate early arrivals or late departures. Please contact us in advance. POLICIESDifferent properties may have different rental policies. Please see below for the most common policies.
- Payments: a deposit equal to 50% of the total rental fee is due at the time you make the reservation to confirm it. The balance is due 45- 90 days prior to the date of your arrival.
- Security Deposit: Most properties request a refundable security deposit, amounts vary from $500- $1000 USD.
- Cancellations: Reservations will be canceled if deposits are not received in within 7 days of initial request. We reserve the right to treat any confirmed booking as canceled if deposit schedules are not met. An extension may be requested. If it is necessary for you to cancel after final payment is due, we will attempt to re-rent the property for the entire period of the original booking. If the property is fully re-rented a refund will be made, less a cancellation charge. Partial re-rentals or rentals obtained at a lesser rate will be refunded in the amount of the re-rental less the cancellation charge. All cancellations must be in writing.
- Trip Insurance: Trip cancellation insurance is strongly recommended, and is available through a travel agency.
- Availability of Accommodations: In the event any property becomes unavailable due to circumstances beyond the control of Shannon Beston Properties after a deposit is received, Shannon Beston Properties will have the option of moving the reservation to a like property, if this is unsatisfactory to the tenant Shannon Beston Properties will refund the deposit in full.
- Guests: most properties have a policy of a maximum number of guests equal to 2 persons per bedroom. This maximum amount will be confirmed on your rental agreement /invoice. If more people arrive than stated on the voucher, they may be denied occupancy or an extra person charge of US $50 per person, per night may apply.
- Events/Parties: written permission from the Agent or Owner is required to host any event with more then the stated amount of guests for the particular villa. There is a special service charge for events for such events. Please ask for more information.
- Pet Policy: No pets will be allowed in the rental property without written permission prior to arrival.
